Looking Back at a Record Year
FINLAY BREWER CELEBRATES A RECORD YEAR RETAINING CROWN AS BROOK GREEN’S BEST
Leading independent estate agents, Finlay Brewer, has recorded its best year to date since forming in 1992. Despite starting the first three months of the year in a national lockdown, the team, which predominantly covers the West London villages of Brook Green, Brackenbury and Askew, has closed on over 110 sales, achieving a total value of c.£168 million, and secured six new price records.
Further cementing its position as the area’s most successful operator, Finlay Brewer handled 65% of all house sales in Brook Green across 2021, which accounted for 23/35 transactions – over three times as many that the next closest agency secured (8).
Proving their prime credentials, Finlay Brewer sold the most properties in the area, taking 25% of the market share, as well as selling 75% (9/12) of all properties in the area priced over £2 million, whilst three other agencies closed on one apiece, and 100% of all homes over £3 million in the three villages in 2021.
Proving to be the area’s most trusted and chosen estate agents, Finlay Brewer were awarded with 25% of all new instructions across W6, W12 and W14, with the next closest agency taking just 6%.
Commenting on their record year, Director of Finlay Brewer, Paul Cosgrove, said: “This has been a fantastic year for Finlay Brewer and one that proves hard work and a deep knowledge of the local market can produce incredible results. To record our best year to date and further secure our position as number one, following 2020 which was such a bad year for the industry, is a brilliant achievement.”
Despite a strong start to 2020, the COVID-19 pandemic brought the property market to a temporary standstill, with activity remaining sporadic. This saw Finlay Brewer register only 43 sales across the year, a figure only slightly lower than in 2008, which followed the financial crisis.
Further records for the growing business, which also operates an overseas arm through Finlay Brewer International, include claiming 72% of all recorded sales across the area since 2011, the highest annual sales price for the past five years and the most homes sold in the past 10 years in Brook Green’s most prestigious addresses:
• Sterndale Road – 84% of all house sales since 2011
• Dewhurst Road – 84% of all house sales since 2011
• Luxemburg Gardens – 80% of all house sales since 2011
In 2021 alone, Finlay Brewer has achieved a new price record on two of the three aforementioned streets, as well as two on Brook Green and one each on Addison Gardens and Hammersmith Grove.
The homes that commanded a record price across the three villages in 2021 are:
• Hammersmith Grove, £5.8 million
• Dewhurst Road, £4.75 million
• Brook Green, £4.6 million
• Luxemburg Gardens, £4.375 million
• Addison Gardens, Undisclosed
Teresa Brewer, Co-Founder and Director of Finlay Brewer, said: “Brook Green, Brackenbury and Askew villages are unique in that they are leafy residential pockets on the outskirts of prime central London. With areas such as Holland Park, Kensington and Chelsea within easy walking distance, our patch is popular with those looking for an area of London that will offer a village lifestyle, whilst still benefitting from being close to excellent schools, transport links and other amenities.
Following the pandemic we saw a huge rush of activity, with many looking to move to the area to benefit from this lifestyle and strike the perfect work/life balance, which we believe has been a big factor in the record prices achieved this year.”
